Job Overview
We are seeking a resilient, high-energy Outbound Cold Caller to identify acquisition opportunities within the U.S. self-storage market. Your primary goal is to engage \"mom-and-pop\" facility owners, qualify their interest, and facilitate a seamless handoff to our leadership team.

Location: Remote (Must align with U.S. calling hours)

Schedule: Monday–Friday, 9:00 a.m.–6:00 p.m. CT (Includes 1-hour lunch)

Position Type: Full-time

Primary Responsibilities
Outbound Sales & Lead Gen
High-Volume Outreach: Execute consistent daily cold call volume to provided lead lists.

Lead Qualification: Use provided scripts to gauge owner interest and gather preliminary data (Unit Mix, T12, NOI).

Handoffs & Scheduling: Transfer warm leads in real-time to Richard and Robert or schedule follow-up appointments.

Inbound & Administrative Support
Inbound Backup: Serve as secondary support for incoming RingCentral calls, routing billing inquiries to Robert and property issues to Richard.

CRM Management: Maintain meticulous records of all interactions, ensuring \"CRM hygiene\" and detailed prospect notes.

Activity Reporting: Submit weekly summaries tracking total dials, connections, and qualified appointments.

Candidate Profile
Required Skills
Fluent English: Professional C1-level spoken and written English.

Cold Calling Expertise: Proven experience in high-volume outbound environments with a high tolerance for rejection.

Operational Savvy: Ability to manage U.S. time zones effectively and adapt scripts in real-time based on the conversation flow.

Technical & Soft Skills
Communication: Clear, interpersonal savvy with the ability to build quick rapport.

Organization: Strong note-taking skills and disciplined follow-through.

Bonus Points: Prior experience in B2B sales or Real Estate (familiarity with terms like Net Operating Income is a plus).
