Job Description

Loan Opening and File Setup Specialist: Responsible for initiating and organizing new loan files from application to initial delivery to the processing area. It constitutes the first critical step in the flow, guaranteeing that each file enters correctly indexed and accompanied by a clear list of missing documents before being transferred to the Processing team. The ideal person is detail-oriented, works quickly, and performs effectively in high-volume environments.

MAIN RESPONSIBILITIES
File Configuration and Loan Opening
Receive and review new loan applications and supporting documentation submitted by broker loan officers. Create file in system.
Index and organize all documents received (application, appraisal, title, insurance, entity documents, etc.) into the correct file, in the proper order and following established naming conventions.
Document and communicate any requirements or missing documents before transferring the file to Processing.
Data Integrity and Compliance
Audit file information to verify accuracy of borrower name, entity structure, property address, loan amount, program type, and lien position. Identify alerts.
Comply with closing dates and correct documentation.

Requirements
High precision in data entry and ability to validate large volumes of information with minimal errors.
Excellent organizational skills to manage multiple files simultaneously without losing detail.
Working knowledge of mortgage documents: promissory note, deed of trust, appraisals, title commitments, insurance, and entity documents.
Solid understanding of basic credit concepts: LTV, Loan-to-Cost, DSCR and eligibility criteria.
Proficient in Microsoft Office (Word, Excel, Outlook) and document management platforms.
Desirable
Experience with Fix-and-Flip loans, new construction or DSCR products.
Experience in high-volume credit environments (50 or more closings per month).
Between 1 and 2 years of experience in mortgage processing, opening files or loan administration; Experience in private, hard money or non-QM loans is highly valued.
Experience with LOS systems, preferably The Mortgage Office or proprietary systems.

Compensation and Benefits:

Longhorn Investments offers a competitive compensation package commensurate with experience. Specific details will be discussed during the interview process. Salary $1,200.00.
