Job Title: Concrete Estimator \nSchedule: Monday to Friday, 08:00 AM - 05:00 PM (CST)\nWork Modality: Remote\nJob Description\nAs a Preconstruction Estimator, you will play a critical role in the technical and financial success of the firms high-end renovation projects, operating in a fully remote environment. Your work will focus on translating complex design documentation into precise, defensible cost estimates that serve as the foundation for competitive bids and successful project execution.\nYou will dedicate the majority of your day to detailed digital quantity takeoffs, in-depth review of architectural and engineering drawings, and technical analysis of scope within sophisticated renovation packages. In lieu of physical site visits, you will analyze existing conditions through provided documentation, photos, and reports, applying your construction knowledge to anticipate renovation challenges accurately.\nCore Responsibilities\nPerform detailed digital quantity takeoffs using industry-standard estimating software.\nAnalyze architectural, structural, and MEP drawings to identify scope gaps, inconsistencies, and missing disciplines.\nPrepare accurate conceptual, ROM, and fully developed estimates for renovation projects.\nManage RFIs and clarify scope discrepancies with architects, engineers, and designers.\nSolicit, analyze, and level subcontractor bids to ensure complete and comparable pricing.\nDevelop material takeoff lists for procurement and support buyout activities with project managers.\nMaintain well-organized digital project files, bid logs, and documentation accessible to all stakeholders.\nRequired Technical Skills\nExpert Blueprint Interpretation: Complete command of architectural, structural, and MEP drawings, with the ability to identify omissions and scope risks in renovation projects.\nAdvanced Bid Leveling: Proven ability to normalize subcontractor pricing, identify exclusions, and assemble a complete buyout package.\nDigital Takeoff Proficiency: Expert-level experience with PlanSwift or similar digital takeoff software.\nAdvanced Excel Skills: High proficiency in spreadsheet-based data analysis, bid comparisons, and cost modeling.\nConstruction Methodology Knowledge: Deep understanding of commercial and high-end residential construction methods, sequencing, and assemblies.\nHard Skills / Specialized Expertise\n$/SF Benchmarking: Ability to compare projects against historical cost data to validate alignment with performance standards.\nMEP Expertise: Strong technical understanding of mechanical, electrical, and plumbing systemsthe highest-risk cost drivers in renovation.\nROM Development: Capable of producing accurate Rough Order of Magnitude estimates from limited early-phase information.\nValue Engineering: Ability to propose cost-effective alternatives that preserve design intent and quality standards.\nSoft Skills\nExceptional Remote Communication: Ability to clearly present and defend technical information via video, phone, and email.\nHigh-Performance Autonomy: Strong self-discipline and organization to manage complex deadlines in a remote setting.\nInquisitive, Critical Thinking: Habit of challenging assumptions and subcontractor logic to ensure defensible estimates.\nMeticulous Documentation: Commitment to maintaining structured, transparent digital records throughout the bid process.",
